What Is Mutation?
Mutation is the process of updating government land revenue records to reflect a change in ownership or other rights over a property.
Mutation does not transfer ownership — that happens through a registered sale deed, gift deed, inheritance, or court order. Mutation only updates the revenue records so the government recognizes the new owner.
Why Mutation Matters
- Updates the new owner’s name in revenue records
- Ensures property tax and land revenue are billed to the correct person
- Facilitates future sale, mortgage, or development of the property
- Reduces disputes over ownership records
Common Documents Required
- Mutation application form, identity and address proof
- Registered title document (sale deed, gift deed, partition deed, relinquishment deed, or exchange deed)
- Latest property tax receipt, Encumbrance Certificate where required
- Latest Jamabandi/Record of Rights, NOC if applicable
Additional Documents for Mutation by Inheritance
- Death certificate of the deceased owner
- Legal Heir Certificate or surviving member certificate
- Will, if one exists; Probate/Succession Certificate, if legally required
